Locate
Every site starts with a place and a market. A ZIP code identifies the grid including the ISO or RTO you’ll settle in, the utility that serves it, the regulators, and the tax defaults, so the model is grounded in the right jurisdiction from the first click.
HowA ZIP maps to your ISO/RTO zone, serving utility, and state tax posture; candidate sites rank on a power-first weighted rubric.
Power
Power Selection. Spec your power as grid, on-site gas, solar, or a hybrid, and the model derives an effective $/kWh you can actually build against — including the messy parts most spreadsheets skip.
HowSolar capacity factor resolved from PVWatts; gas sized N+1 with flare economics; grid priced on component rates — index, TOU, curtailment, demand.
Design
Fleet size selection is driven by the economics. Cooling overhead and effective load are modeled up front, and the land footprint is estimated against real container-pad and greenfield densities — so the plan is buildable, not notional.

Finance
Structure the capital the way a lender reads it. Asset-linked debt tranches, funded reserves, and the real tax picture flow into WACC, NPV, IRR, and a debt-service coverage schedule that flags a covenant breach before a lender does.
